The Texas Texaplex:

Primary acquisition market includes the Texas Texaplex area consisting of  Dallas, Houston, Austin and San Antonio. Investors:

  • Invest with us in quality, income generating, multi-family residential apartment complexes in stable and emerging real estate markets in the US. 

  • We offer strong competitive rates.  Each property is different and has different value add opportunities.  We will provide you with actual and projected cash flow and property sale projections for your review prior to any investment commitment.

  • You'll receive quarterly or monthly cash flow based on the actual income generated on the property. 

  • When the property is sold, typically in 3-5 years, you will also receive a portion of the proceeds that is calculate based on the percentage of funds you invested. 

Acquisition Criteria

  • Multi-Family Residential Apartment Communities
  • Class B and C complexes/areas
  • Value add opportunities sought
  • Cap Rates: Various - based on actuals with potential for appreciation
  • Price must be below replacement cost
  • Prefer 100 plus apartment units
  • Age: Prefer complexes built 1980 or later 
  • Roof: Pitched construction required
  • Utilities: Individually metered preferred
  • High vacancies, below market rents or high expenses okay
  • Properties in good condition. Some deferred maintenance okay, but no major renovations required
  • Located in stable or emerging real estate markets
  • Prefer properties with high visibility from major street intersections or the highway

Receive a Finders Fee:  Find us an undervalued property, a motivated seller and/or  a really good deal and we'll pay you cash.  We'll pay you a finders fee when we acquire the property.
